Why is leasing different from sales?
A sale ends. A tenancy keeps going — cheques clear through the year, the Ejari record has to stay valid, and the renewal conversation starts months before the contract expires.
Most agencies run this on a spreadsheet and a memory. That works until the person holding both is on leave.
What does a contract record hold?
Property, landlord, tenant, annual rent, start and end dates, the number of cheques and the Ejari registration number — in one record, with the documents attached.
When somebody asks for last year's contract, you find it in seconds instead of opening a folder on a shared drive.
How does cheque tracking work?
Every post-dated cheque is stored with its due date, amount and status: cleared, pending or bounced. The calendar shows what is coming this week and what is overdue.
Reminders go out before the due date, so the cheque is presented on time and the landlord is not the one who notices it was missed.
What happens when a cheque bounces?
It is flagged on the contract and counted on the dashboard, not buried in a note. You can see how many bounced cheques you are carrying across the whole portfolio at once.
Does it help with renewals?
Contracts approaching their end date are listed in advance with the days remaining. Renewal is the cheapest revenue an agency has — this makes sure the conversation starts early instead of after the tenant has already looked elsewhere.
